For real-estate agents · Founder pricing locked in for life
Fire your real-estate marketing agency. Keep the leads, the listings, the sphere.
The AI-powered playbooks real-estate agents are using to run their own marketing — personal-brand website, GBP, Facebook ads, 60-second lead reply, after-hours voice agent — without the $2k/mo retainer and without becoming a tech person.
One bill. One year. Every playbook. No upsells, no per-seat licensing.
What real-estate agents actually pay for
You don’t have a marketing problem.
You have an overhead problem.
Zillow Premier is eating $500–$2,000/mo per zip
And the leads you do get are shared with two other agents who reply faster. You’re paying to compete with people in your own MLS.
The agency website looks like every other agent’s
Same IDX template. Same stock hero image of a skyline you don’t live in. $200–$500/mo for a site you don’t own and can’t change without a support ticket.
“Social posts” nobody in your sphere recognizes as you
Generic real-estate content, AI-detector flags, no voice. $300–$500/mo for a feed your past clients scroll past.
Web leads that go cold in 20 minutes
The lead came in at 9:47pm. The agency’s CRM emails them at 8am the next day. The other agent already booked the showing. Speed-to-lead is the whole game and nobody’s running it for you in real time.
Two-grand-a-month retainer, zero ability to read the dashboard
They send a 30-page PDF. You can’t tell what worked, what bled out, or what to do differently next month. The whole thing reads like it was designed to keep you in the dark.
The 2am Zillow inquiry that goes to voicemail
By the time you call back at 9am, they’ve already toured with the agent who picked up. After-hours coverage is what wins listings — and it’s the one thing no agency actually solves.
What the stack costs today
The realtor marketing stack, priced honestly.
Most agents pay $2,500–$5,000/month combined for the pieces below. The course gives you the playbooks to do most of what’s on this list yourself with AI — and to decide which ones you actually still need.
| Zillow Premier Agent / Realtor.com leads | $500 – $2,000+ / mo per zip |
| Agency-hosted IDX or template site | $200 – $500 / mo |
| Lead-gen platform (BoldLeads, Ylopo, kvCORE) | $300 – $1,500 / mo |
| Paid-ads management (Meta + Google) | $500 – $1,500 / mo + 15% of spend |
| Social-media content service | $300 – $500 / mo |
| Premium CRM (Follow Up Boss, etc.) | $99 – $500 / mo |
| AI lead-qualifier add-on (Ylopo Voice, Structurely) | $200 – $600 / mo |
| I Fired My Agency — the playbooks to run most of this yourself | $497 / year |
Optional CloudPulse ($97/mo) for the voice agent, missed-call text-back, and 60-second lead reply. Replaces the lead-gen platform, the CRM, and the after-hours service in one tool.
The realtor path through the course
Six playbooks. About a weekend each.
These are the lessons most real-estate agents ship first. Each one stands alone — pick whichever is bleeding you the most this month.
Reply to every web lead in under 60 seconds — automatically →
The Zillow lead that came in at 9:47pm gets an SMS at 9:47:30 with your name, your number, and a question that gets them talking. Speed-to-lead is the single biggest predictor of who wins the showing.
Your first AI voice agent — the after-hours receptionist →
The 2am inquiry doesn’t go to voicemail anymore. The agent qualifies buyer vs. seller, captures the property, books a 15-minute call in the morning, and texts you the recap. You wake up to a booked appointment.
Local SEO that actually moves the needle →
Your Google Business Profile, ranking in the map pack for “[your town] real estate agent.” Every field, every photo, every weekly post drafted by Claude. Free, about two hours, then it works for years.
Build your website (no IDX retainer, no designer) →
A real personal-brand site you actually own, in an afternoon. Listings, sphere testimonials, your story, calendar booking — all yours, hosted free, edited by you whenever you want.
Meta ads (Facebook & Instagram) for local businesses →
The lean sphere + farm campaign that doesn’t need an agency manager. Specific offers, three-beat openings that stop the scroll, $30–$50/day budgets that consistently outperform $1,500/mo managed accounts.
3-touch drip for leads who didn’t book yet →
Most of your leads aren’t ready in the first week. A 3-touch email + SMS sequence (Claude writes it in your voice) keeps you in their inbox without nagging — so when they’re ready in month 4, they call you, not the other agent.

Who built this program
Hi, I'm Antonio.
For 15 years I've run Ascentrix — a digital marketing agency that handles SEO, paid ads, websites, automations, and AI agents for small businesses. Hundreds of local service businesses — real-estate agents, contractors, movers, salons, restaurants, clinics — across more industries than I can count.
In all those years, the thing I’ve watched up close is agents writing $2,000+ monthly checks to a marketing agency on top of $500–$2,000 to Zillow on top of a CRM retainer on top of an IDX site — for work an agent can honestly do themselves now that AI exists. Not “with a steep learning curve” or “if they had spare time.” Themselves. This weekend. With prompts I can paste into a Claude window in 30 seconds.
So I built this course. Every playbook is exactly what my team and I would run for one of our agency clients — but stripped down so you can run it yourself, with the same AI tools we use internally.
If I do my job right, you'll never need an agency again. That's the point.

30-day guarantee
The "Working System" Promise: ship a real result in 30 days, or get every dollar back.
I'm putting the risk on me, not you. If you don't have at least one working marketing system shipped within 30 days of signup — an optimized Google Business Profile, a live ad campaign that's actually spending, an AI voice agent answering your missed calls, a real website at your own domain, an automated 60-second lead reply, or any of the other lesson outcomes — email support@ascentrix.io with the subject line "Refund Request — Working System" and I'll refund every penny within 48 hours. No forms, no hoops, no calls.
The one condition: you have to have tried at least one lesson. Show me your draft GBP, your unfinished website, your half-built voice agent — anything. If you followed the steps and the result didn't land, that's on me to fix, and you get every dollar back while I do.
If you bought it and didn't open a single lesson? Then this isn't the right tool for you — and a refund isn't the answer. The course only works if you do.
Real questions from real-estate agents
The stuff agents actually ask
+I get my leads from Zillow / Realtor.com. Isn’t that enough?
Most agents we talk to keep the Zillow spend for the first few months and just bolt on the 60-second reply + after-hours voice agent on top. They book more showings off the same leads, then they cut the Zillow tier when their own funnel (GBP + Meta + sphere) is producing equal or better cost-per-lead. The point isn’t to fire Zillow tomorrow — it’s to stop being its only customer.
+What about IDX / MLS feeds — can the AI-built website do that?
The course’s website lesson (AI Studio) builds a personal-brand site — your story, your sphere, your testimonials, your calendar, your active listings as a curated feature section. It is not a full IDX-search site. For most agents, the personal-brand site converts better anyway (the search experience already happens on Zillow). If a full IDX feed is non-negotiable for your business, keep your IDX provider and use the course’s other playbooks; you’ll still cut significant spend.
+Doesn’t my brokerage handle my marketing?
They handle the brokerage’s marketing. Your personal brand, your sphere database, your listings on your channels — that’s yours, and it leaves with you when you move offices. This course is how you build the assets you actually own.
+I’m brand new — should I wait until I have more deals?
The opposite. The two highest-leverage lessons for a new agent are GBP (free local visibility) and the after-hours voice agent (so you never miss the first call, when your reputation is at its most fragile). Start there, ship two systems by month one, then scale.
+Will the AI-written content sound generic?
It will if you feed it nothing. The whole first lesson is teaching Claude about your business — your town, your specialties, your voice, your sphere, your story — so every email, post, and ad reads like you wrote it. There’s also a separate Skill that humanizes AI text so it doesn’t trip AI detectors and doesn’t read like a template.
+What if I’m already paying an agency?
There’s a dedicated lesson on firing them safely — securing your domain, GBP, ad accounts, and lead lists before you cancel so you don’t lose anything. The golden rule: build the replacement in parallel, switch only when it’s verified, then cancel. Never go dark.
What this doesn’t replace, honestly
- — Your license, MLS access, or brokerage. This is marketing, not real-estate compliance.
- — A full IDX-search experience. The course’s website lesson builds a personal-brand site, not a Zillow clone.
- — A $50k/mo team running 4 zip codes with paid traffic alone. At that spend a good media buyer earns their keep. Fire the bad agency, not necessarily every form of help.
- — Your willingness to actually call back. The AI books the call; you still close it.
